Residential real estate developer Aura, owned by Yaacov Atrakchi, is expanding into the senior living sector by acquiring full control of Bayit Bakfar from the Blustein family for NIS 1.7 billion. Under the terms of the deal, NIS 1.15 billion will be paid in cash, with the remaining NIS 550 million issued in Aura shares based on a company valuation of NIS 5.5 billion.
Details of the deal and growth strategy
The deal adds yield-generating operations featuring 975 existing residential units to the Aura Group, alongside substantial growth reserves to construct an additional 884 units across three new projects. Upon completion of the transaction, Bayit Bakfar will operate as a private company under Aura's control.
The purchase represents a major milestone in Aura’s growth and business diversification strategy, expanding the group’s footprint beyond residential development and urban renewal into assisted living, which it views as a primary growth engine.
Founded in 1988, Bayit Bakfar is one of Israel's veteran operators in the senior living market, currently running five complexes that comprise 975 residential units. The company remains financially sound and completely unleveraged.
Financial scope and future expansion
In 2025, Bayit Bakfar reported revenues totaling NIS 109.6 million, with total equity standing at NIS 1.29 billion. The company is currently advancing three new development projects: In Be’er Ya’acov (249 apartments at the start of construction), Modi'in (300 apartments at the start of construction), and Kibbutz Usha (335 apartments).
As part of the agreement, the Blustein family has committed to a non-compete clause in the sector. Furthermore, outgoing chairman Yaniv Blustein will serve as an advisor to the company for the next three years. The transaction was brokered by Liran Razmovich, CEO of Discount Capital Underwriting.
Atrakchi stated: "The acquisition of Bayit Bakfar is a significant strategic step in realizing our vision to become Israel's leading and most comprehensive residential real estate group."
